Inspector will be using the following codes as a basis for inspection:
International Building Code
International Energy Conservation Code
International Fire Code
International Mechanical Code
International Plumbing Code
as per:
Governor Rick Perry of Texas signed a bill to adopt the International Residential Code as
the municipal residential building code for the state of Texas. The bill goes into effect on September 1,
2001, and gives cities until January 1, 2002 to transition and begin enforcing the new code.

He will also be using the TREC Property Inspection Report.

Can you think of anything to add to this?

Barry: When will 303P be registered with the "
Texas Residential Construction Commision"?

Barry:

1. I am not asking for customized wiring! My requrements are the same as before we signed a purchase contract. I need 2 phone lines and Ethernet connections in each room. Inorder to have Ethernet connections you have to connect to a Hub or Switch. I saw no place in the Master Control Center to attach either a hub or switch.

2. Noticed dual TV coax in Master Bedroom and Family room, what is the TV wiring for the Plan for the house? Why are their 2 TV coax connectors in some rooms and one in another?

3. Do you have a "Functional Specification" or Design Specification for the TV, Phone, Security, and Computer wiring that says what Green was supposed to do or what they did?

4. I have an inspector ready to go. When will you have the CO from McClendon-Chisholm?

5. Can you get a definitive statement from Jack Ford on the load bearing capacacity of the driveway?

Sunday Afternoon ??/Observations
Barry: House is looking good.
1. You are going to have to explain the Ethernet/Telephone wireing to me. I noticed 4x wall plate jacks in the rooms but looked like RJ11 rather than 2 RJ11 (for phones) and 1 RJ45 for Ethernet.
2. The wiring closet in master closet did not have connection for Ethernet hub, so how do you hook the network up?
3. Noticed dual TV coax in Master Bedroom and Family room, what is the TV wiring for the house?
ie which rooms and which jacks?
4. What is the phone wiring for the house???, Which rooms and how many lines?
5. Where are the external connections for phones?
6. Where are the external connections for TV?
7. The Driveway is 4" with rebar reinforcement. How much weight is that supposed to support?
8. How long does the driveway need to cure to reach full strength.
9. Can I keep Jacks Bobcat in the backyard? or is it available at reduced price as an add on? since it does not run.

Barry:
1. What brand/model are the Garage door openers?
2. How many HP is the motor?
3. How many remotes are supplied?
4. Do they have remote keypads on the outside of the garage door?

5. What is the make and model of the security/intercom system?
6. Can it be remotely monitored? and by what Companies?

Barry: House documentation and drawings. We would like to have the following documentation on the house:

1. Survey
2. Blueprints which accurately reflect the consturction of the house or notations made on the current set of plans we have.
3. Diagram of the septic system
4. Diagram of the Sprinkler system
4. Diagram of the phone, tv, and network wiring in the house, showing rooms involved and entry points into the house.

Barry: Things look like they are moving along nicely on 303P. However I am concerned about:

1. The location of the vent hood in relation to the burners on the stove. Our current stove has all 4 burners under the hood and I believe that should be a requirement. We are going to look at some other model homes for a comparison. Your comment about "frying on the back burners" seems totaly wrong.

2. Alignment of Light Switch Panels with the Security System in the Jack and Jill Bedrooms and other rooms should line up.

3. The need for more expansion joints or sawing to give the drive way "structured" places to crack.

Can you give me an estimate on when I should target our inspector for looking over the property?

Barry: Can you provide:
1. a 'heads up list" indicating the major items to be completed and the planned start/stop dates?
2. When can we review the planned landscape/irrigation plan?
3. When can we review the planned eve spout locations and drainage map?

Sounds like you are making progress. We believe quality and correctness are more important than time. We are going to come out tomorrow afternoon.

I get an email when new posts are made. I am researching to see you you and Marilyn can also get an email.
But for now just scan. and I think if would be best to post any answers as a seperate post rather than edit an existing post. That way the newest stuff will be at the top of the blog.

I assume that on or before closing we will receive a wiring diagram(s) for TV, Phone, and Network showing what is wired where?????

I don't have a physical diagram of the wiring. However, the communications box in your master closet will have a diagram on the panel which shows all of the rooms and where the wires are going - both for cable and phones. When you add satelite TV or whatever entertainment provider type you choose, they can edit or ammend the chart on the panel. Is that sufficient?

Barry, just want to make sure I know where all of the wires go to and from. I will have to look at diagram in master closet.
